1-We invest only in "Landlord-Friendly" states where eviction laws favor the landlord over the tenant.

2- Choose neighborhoods showing long term, steady rental history.

3- Neighborhood analysis – solid working class neighborhoods

4- Rent to tenants with steady incomes at least 3 times the rent and with stable rent histories.

5- Investment properties priced between $75,000-$110,000 which allows for net annual returns above 9%.

6- We renovate our properties to the highest level suitable for the neighborhood allowing us to receive the highest rent in the neighborhood range.

7- We work only in cities and neighborhoods with strong, divers and growing economies

8- Cities with a high standard of living vs a low cost of living.

9- Neighborhoods with good schools

10- Areas showing potential future property value appreciation
